Deed Restriction Summary
Residential Lots:
- An architectural control committee approves all plans and specifications to ensure harmony of external design and location in relation to surrounding structures and topography.
- All lot owners in Pebble Ridge Estates Subdivision shall be members of the Pebble Ridge Estates Owners Association and shall pay dues in the amount initially established as $100.00 per year.
- Lots can be used for residential use only (lots designated as residential lots on the official plat of the subdivision). All lots are for single-family dwellings only.
- No residence can exceed two stories in height and must have at least a two car garage or carport (closed in on at least one side).
- Driveways must be of concrete or asphalt construction.
- All homes must have a minimum of 1600 square feet of climate controlled area. A two story residence must have a minimum of 1200 square feet of climate controlled area on the ground floor, with total climate controlled area of at least 1600 square feet. All square footage is exclusive of garage or carport.
- The walls of the residence shall be of not less than 75% masonry construction, with certain exceptions. All exterior portions of the fireplace and chimney will be 100% masonry construction, again with certain exceptions.
- Construction of residences shall be completed within nine (9) months of commencement.
- Structures of a temporary character are prohibited, and mobile homes or manufactured homes may not be placed at any time on the premises.
